We believe you and your property deserve the best of tenants and no matter what service you opt for (Tenant Find Only or Full Management) you will receive an unparalleled service from the get go. 

 

Upon instructing Hamilton Piers your rental property will benefit from the optimum coverage - locally, nationwide, and into London. In fact, we will leave no stone unturned in the search for the ideal tenant/s. 

 

Once an interested party has been found and we have agreed a contract length/monthly rental amount we immediately employ the very experienced services of our friends at Property Stop - Our local property management company who work alongside us to guarantee you, the Landlord, receive a premium service. 

 

They will assure us, prior to moving any further with the proposed tenant, that the tenant has passed referencing and the mandatory Right to Rent checks. 

 

Through this relationship we can also boast an around-the-clock package for all fully managed properties - for you and your tenant - with an out of hour emergency service to assure your home the best of care 24/7, 365 days a year. 

There are also additional ‘added extras’ your home will receive as detailed below within our landlord fees. 

 

THE OPTIMUM COVERAGE…

As part of our Lettings Marketing Package your property would be guaranteed comprehensive advertising locally, nationally and in to London via an unbeatable nationwide coverage. This would include extensive web-based advertising on social media and over 10 websites - including the UK’s top property portals www.rightmove.co.uk  and zoopla.co.uk - plus local advertising via our local property showrooms within the Mid-Essex area (and the various local newspaper and magazine publications used by those branches).

In short, it will hopefully be hard for us not to find you a tenant!

 

THE GUILD OF PROPERTY PROFESSIONALS & PROPERTY STOP…

As exclusive members of The Guild of Professional Estate Agents for your area your home will also benefit from our Nationwide Network of 800 Offices - with a referral system in place between all of our offices to ensure your home the optimum coverage at all times. OUR LANDLORD FEES

 

- Tenant Find Fee: 1 months rent +VAT

- Management Fee: 10% of monthly rent +VAT

- £100+VAT (applicable to all landlords) for tenant referencing, 12 months legal protection, and eviction insurance 

- Professional Inventory: Included FREE OF CHARGE from Property Stop**

- Rental Guarantee Insurance: Optionsl addition; charged at £100+VAT for properties let at £2,500 per calendar month or £200+VAT for those over £2,500pcm. 

 

- Energy Performance Certificate: £99

 

- CO2 / Smoke Alarms: Quote available upon request. 

 

- Gas Safety Certificate: £60 +VAT (via Property Stop)

 

We do not charge for amending tenancies during the tenancy, Inventories, checking in tenants, and checking out tenants - these are all part of our service for full management. 

 

*These are legal requirements and can be arranged privately by a landlord as long as the appropriate certification is provided to us and the tenants as stated in law or can be arranged via ourselves at the above costs

**Free of charge with either service, subject to full fees as stated above. 

 

We are members of The Guild of Property Professionals and Full Members of The Property Ombudsman. We do not offer a Client Money Protection service.
